Configuration: Fixed insulated glass roof, thermally broken aluminium sliding glass panels on left, front and right sides.
The sliding glass panels open horizontally on a track, allowing you to open sections of any facade. With a fixed roof and insulated sliding panels, this model provides excellent year-round thermal comfort. The space functions as a permanent room when fully closed and as an open terrace when panels are slid back.

Lift & slide provides an airtight seal when closed — the panel lifts slightly off the seal to slide, then drops back down into a fully compressed weathertight closure. This is the highest-performance sliding system available and brings the fixed glass room extremely close to the standards of a permanent indoor space in terms of heat retention, acoustic performance and draught exclusion.
Best for: Year-round, fully heated glass rooms where long-term energy efficiency is a priority. Ideal for kitchen and living room extensions designed to replace rather than supplement existing indoor space.

Configuration: Fixed insulated glass roof, vertical guillotine glass panels on left, front and right sides.
Guillotine glass panels slide vertically downwards, disappearing into a frame at the base when open, or rising to create a full glass wall when closed. This creates a completely unobstructed view when the panels are lowered. Unlike sliding or folding doors, the guillotine system does not take up any floor or wall space when open.
Important note about access: The guillotine glass system is a glass balustrade and screen system, not a conventional door. When the panels are raised, there is no built-in door opening. If you require a door for entry and exit, one section must be fitted with a separate aluminium door. We can add a sliding aluminium door or a French aluminium door to any facade panel in this model.
Best for: Projects where clean, frameless aesthetics and unobstructed panoramic views are the priority. Common in premium residential builds, hotel terraces and high-end hospitality projects.
Advantages: No horizontal frame lines across the view, completely open facade when lowered, contemporary architectural appearance.

Model 5 – Fixed Glass Roof + Frameless Sliding Glass System

This model pairs our premium fixed glass roof — which alone achieves up to 95% thermal efficiency using triple-glazed or comfort glass — with lightweight frameless single-glazed sliding panels. The result is a room that is exceptionally well protected overhead but more lightly enclosed on the sides. This combination is well suited to restaurant terraces, cafes and commercial hospitality settings where the overhead protection from weather is important but the sides can remain lighter for atmosphere and ventilation.
Important note on insulation balance: The fixed glass roof performs at full insulation level, but the single-glazed frameless panels on the sides are not thermally insulated. In cold weather, heat will be lost through the walls even though the roof performs well. For a fully heated permanent room, upgrade to thermally insulated sliding or bifolding panels. For seasonal use, commercial settings or situations where heating is not critical, this model provides an elegant and cost-effective solution.
Best for: Commercial terraces, restaurants, seasonal hospitality spaces and properties where a light, open-sided feel is preferred alongside strong roof protection from rain and sun.
